Property tax appeals, paperwork prepared
Your county raised your home’s value. The sales nearby say otherwise. We prepare the packet that shows it.
Most homeowners never appeal their property tax assessment, because the paperwork is the hard part. We do the paperwork: your assessment record, the comparable sales laid out plainly, and the county appeal form filled in from the county’s own records. You review it, sign it, and file it. One flat price, $49.
Window open now: Rich Township, Cook County
The Assessor appeal deadline for Rich Township is December 4, 2026. See the Rich Township page.
What a packet holds
- Your assessment record. What the county has on file for your home, the current assessed value, and the market value the county is using.
- Comparable sales, laid out plainly. Recent sales of similar homes near yours, with address, sale date, sale price, size, and lot facts, and a short note on each one.
- The appeal form, filled in. The county’s appeal entries completed from the county’s records, ready for you to check, sign, and submit.
- Filing instructions. The county’s online appeal, step by step, in plain words.
Every figure in the packet traces to the county’s own records and to recorded sales. The packet shows its working.
How it works
The honest parts, stated up front
We prepare; you file. We never sign for you, never file in your name, never speak for you to the county, and never attend hearings. If you need someone to represent you, that is a different service, and we will say so plainly.
Weak evidence means a refund, not a packet. If the comparable sales do not support a value below the county’s, we refund the $49 in full instead of selling you a packet the evidence does not back. That is the rule on every order.
No outcomes are promised. The Assessor decides each appeal on the whole file. A lower assessed value generally means a lower tax bill, but the amount depends on tax rates and exemptions set later, so no honest service can name a saving in advance. This one does not.
After the appeal: monitoring, $19 a year
Assessments change again next cycle. Monitoring watches your home’s assessment record and alerts you when the assessed value changes and before each appeal deadline that applies to your home. It is optional, it is sold only on the monitoring page with its renewal terms stated in full before you agree, and it is never bundled into a packet order without your say.
